We welcome up to 2 small-to-medium dogs. Dogs must be potty trained, and guests are responsible for cleanup. This is a gated community with no fenced yards.
We provide:

Greener Walker poop bags
🚫 Pets are not allowed on beds

Please note, the gated community requires a rental application filled out which is a $50 fee (That is already part when booking). I will send you the information needed, and we will fill on your behalf as soon as you are booked. You will need to provide everyone’s name at least 3 business days before check-in so you can be allowed access at the gate. The guests provided must be a final list. If the form is submitted late or last-minute bookings will be a $100 fee ($50 additional as original $50 is already part when booking).
If you have a pet, please advise up front and the additional fee will be added to this application fee. If you do not add the fee and a pet is noticed, we will send a fee request for it.
MAXIMUM OF 12 GUESTS PER HOUSE PER RESERVATION. THIS IS A TOWNSHIP AND COMMUNITY LIMIT. GUESTS ALSO CANNOT BE ADDED LAST MINUTE. THERE IS NO EXCEPTION.
Last minute check-ins will need to be filled out as soon as possible to put you in with the association. Due to last-minute bookings, the application fee is $100. Any changes to form, such as adding a guest, will be a $15 non-refundable fee.

Keyless entry lock. ALL GUESTS, adults, kids 3 years and above and day visitors must be registered PRIOR to arrival at security gate (1 Big Bass Dr).

WINTER / FALL
Guests receive access to the Indoor Pool which is a 5 min drive from property along with a dry sauna, pool table, Tree Top Lounge, locker rooms and Fitness Center.
Once the snow hits the Poconos, grab some sleds and/or tubes and head over to our snow-tubing/sledding hills. Sledding/tubing is at your own risk.
AMENITIES PASSES: Guests are responsible for purchasing Amenity Passes while using any facility. 2025 SEASON: $10 daily pass per adult; $8 daily pass per child (7 years of age or older).
SUMMER
The community has two lakes available for swimming (Memorial weekend through Labor Day), fishing, and boating. There is also access to a pool with a splash pad, snack bar, two playgrounds, full basketball court, 4 tennis courts, 4 pickleball courts, and a volleyball area.
Big Bass Lake is walking distance or bike ride from the house (0.6 mi / 10+ min walk).
AMENITIES PASSES: Guests are responsible for purchasing Amenity Passes while using any facility. 2026 SEASON: $10 daily pass weekends and holidays; $8 daily pass weekdays (7 years of age or older).
